A prestigious Private Office is seeking an experienced Property Director to oversee an expanding portfolio of luxury private residences across Europe.
This is a senior leadership role responsible for ensuring that every residence operates to the standards of a world-class five-star hotel, providing an exceptional experience for the Principal and guests. Manages up to 7 people
The successful candidate will manage all aspects of residential operations, including household staff, maintenance, renovations, budgets, compliance, and service excellence while travelling regularly between properties.
This is a live-out position with frequent international business travel.
Employment under a service contract.

Requirements :
Minimum 5 years' experience managing luxury residential properties or private estates.
Previous experience as a Property Director, Estate Director, Head of Residences or in a comparable senior position.
Extensive knowledge of the London luxury residential market.
Strong network of trusted contractors, suppliers, service providers and industry professionals.
Excellent leadership, communication and organisational skills.
Proven experience managing multiple international projects simultaneously.
Strong understanding of residential property legislation, compliance and operational best practices.
Experience managing budgets and financial reporting.
Proficiency with property management software and Microsoft Office.
Fluent English and Russian are mandatory.
Willingness to travel internationally on a regular basis.
Previous experience as a Property Director, Estate Director, Head of Residences or in a comparable senior position.

Duties :
Luxury Property Management
Oversee a portfolio of luxury private residences across Europe, including the United Kingdom, Cyprus, Switzerland, France, and additional locations.
Ensure all residences are impeccably maintained and fully compliant with local legislation and regulations.
Implement and maintain five-star hospitality standards throughout the portfolio.
Household Operations
Recruit, train, supervise and evaluate household staff, including:
House Managers
Housekeepers
Butlers
Private Chefs
Gardeners
Maintenance personnel and other domestic staff
Establish operational procedures and ensure exceptional service delivery.
Property Maintenance & Projects
Coordinate preventive maintenance, repairs, refurbishments and renovation projects.
Work closely with contractors, architects, designers, suppliers and service providers.
Ensure projects are completed on schedule, within budget and to the highest standards.
Financial & Administrative Management
Prepare and manage operational and capital expenditure budgets.
Monitor costs and optimise spending without compromising quality.
Negotiate contracts with suppliers and service providers.
Produce operational and financial reports for the Principal.
Legal & Compliance
Liaise with legal, tax, insurance and financial advisers.
Oversee contracts, insurance policies, leases and regulatory compliance.
Ensure all properties comply with applicable legislation and industry best practices.
Quality Control
Conduct regular inspections of all residences.
Monitor housekeeping, presentation, maintenance and service quality.
Identify opportunities for operational improvements.
International Travel
Travel regularly between residences to oversee operations, projects and staff.
Ensure consistent standards across the international property portfolio.
